The State of the Union Address is presented by Club President Shenoah Grove and is the most unique out of all our presentations.
Because this event is NOT teaching a specific strategy; rather it is going over the stats, trends, and projections for the next 12 – 18 months.

If you want to have success as a real estate investor, then you must understand where the market has been, where it is currently, and where it’s heading.
When you have all of this information, then you can think about which strategies will work best in these specific economies.
Once you’ve figured out the strategies that will work best, you can then think about all the important aspects of running your business. Some items you’ll need to consider include changing your marketing message to attract the right type of sellers, putting together your power team, updating contract addendums accordingly, determining whether you’ll need to be more aggressive in finding private money, and more.
Shenoah Grove has been investing in Texas since 2003 and has managed to participate in more than 1,200 deals totaling more than $200,000,000 despite the ups and downs of the different economies.
Why? Because she is a student of the market, understands multiple real estate investing strategies, and knows when to adapt to the real estate market.
In 2006, the Texas market was flooded with fix and flippers. The housing market was appreciating faster than normal, and many people were looking to sell their old homes than needed repair.
In 2006, focusing on a strategy where you purchased distressed properties at discounted rates, rehabbed them, and resold for profits made a lot of sense. Many flippers thought this market would last forever, never learned additional ways to buy & sell houses, and took bigger risks.
However, Mrs. Grove saw that the market was changing, slowing down and that prices would fall. As such, she adapted from wholesaling & flipping to short sales.
Many of the flippers didn’t adapt. Housing prices dropped. Buyers couldn’t qualify for loans and no one was buying these flips. They were stuck holding onto properties longer than expected and had to sell for much lower prices.
Those who didn’t understand the signals coming from the real estate market and adapt to different strategies lost a lot of money and had to try to find different careers in a horrible job market.
